Any signing on the front of the premises by the tenant will be at his own expense and must be approved in advance by the landlord, as well as comply with municipal regulations to this effect. At his own expense, the tenant shall also take all necessary steps with the authorities to obtain his permit to occupy the premises. Before occupation of the premises, the tenant must provide the lessor with proof of general and civil liability insurance for an amount of not less than 2M$ for each event.

According to the initial term of the lease, the rent may be subject to a reasonable annual increase and this shall be determined in advance and stipulated in the promise of location and resulting lease.

No landlord allowance for tenant's leasehold improvements. The tenant will have to adjust at his own expense and submit to the landlord beforehand the details of any modification he intends to make to the rented premises. Everything related to ventilation, sprinklers, electricity and plumbing must imperatively be carried out by contractors duly licensed for such purposes. To this end, a more explicit clause will be inserted in any promise to lease and the resulting lease.
