The leased premises are on the ground floor and measure approximately 550 sq. ft.

Financial documents, lease documents, equipment list, inventory details and supplier information may be provided after the seller's approval.

The buyer must verify the lease assignment, permitted use, food permit, municipal permits, signage, equipment, inventory, supplier agreements and all other operating requirements.

The buyer will be responsible for obtaining or maintaining any permits or authorizations required to operate the business after the sale.

Inventory and stock will be verified before the sale and adjusted if needed.

The seller is willing to provide the buyer with a training period to facilitate the transition, on terms to be agreed upon by the parties.
