A deposit that covers the first month's rent is required with the promise to lease payable to Re/Max L'Espace in trust" by etransfer or certified check
The lessee will pay the deposit covering the amount of the first month's rent with the pl to the agency holding the brokerage contract
Conditional to a credit check, references, employment letter satisfactory to the lessor within 48 hours of the acceptance of the promise to lease. If the lessor is not satisfied with the credit report he can make the pl null and void.
The lessee must undertake a liability insurance of 2 000 000$ prior to signing the lease and provide a copy to the lessor
No dogs, no subleasing and no smoking of any substances
Electricity, internet, telephone and tv cable are not included
The tenant is responsible to pay for all administrative and moving fees
The tenant must read and respect the condo/building rules

Section 16 of the Regulation respecting conditions of
practice for brokerage operations, the ethics of brokers
and advertising provides as follows:

""The licensee who represents a party must inform, as soon
as possible, any other party who is not represented of the
fact that he must protect and promote the interests of the
party he represents while granting fair treatment to the
party who is not represented.""

In order to make an informed decision, you are hereby
informed of the choices available to you, namely :
a) deal directly with the lessor's broker and receive fair
treatment;
or
b) deal with your own broker, who will ensure that your
interests are protected.

If you choose to work with your own broker, it is a
recommended that he or she be present during the visit of
the property.
