Any purchase offer submitted under this contract must be subject to the following conditions:

-The promising seller will sell without any legal warranty. He does not guarantee the measurements or the location of the property, and the promising buyer will purchase at their own risk and peril;

-The promising seller will not provide any search certificate, technical description, location certificate, or any other title copy other than the one he may have in his possession.

-The promising buyer will bear the sale costs, including the cost of a copy of the sales agreement for the promising seller;

-The possession of the property will be granted to the prospective buyer upon the execution of the sales agreement, which must be completed within a reasonable time frame before the prospective buyer's notary;

-The statements contained herein are the only representations that will be made in connection with this sale.

Furthermore, the judicial authorization fees and the fees for discharge and cancellation of mortgages, and other charges mentioned below will only be borne by the Public Curator in his capacity as Mr. Ali Khenissi.

-Any purchase offer must be submitted on the mandatory form of the Public Curator of Quebec.

-Any submitted purchase offer must be accompanied by a certified check or postal money order for an amount representing 5% of the offered price, payable to the Public Curator in his official capacity, Mr. Ali Khenissi, which deposit will be subject to the conditions stipulated in the purchase offer.
